How long are typical lease terms?
Leases align with J1 visa dates — typically 3 to 6 months for the winter ski season (November through April). The end date is fixed by law, not negotiation. You'll know from day one exactly when the tenant leaves. No overstay risk, no awkward conversation at the end of the season.
What happens if a tenant breaks their lease early?
J1 visa workers very rarely break leases early — their visa requires them to complete their work placement. In the unlikely event a worker leaves early (e.g., a visa cancellation), our escrow protection means you've already been paid for the period up to that point.
